Preconstruction to Mitigate Potential Loss Costs

· Elimination of pre-construction risks through alignment of BIM and as-built scan data
· Proactive provision of model-based quantity data before contractor procurement
· Establishment of progress management and billing plans through BIM-based
  construction planning

Bimsontop's BIM consulting aims to improve the client's actual profits and building quality. Preconstruction is one of the basic goals of BIM operation, but in practice, it is often performed only partially or temporarily. Bimsontop's BIM consulting service focuses on the practical use of data across all processes, establishing systematic preconstruction items to provide continuous and proactive services and deliverables throughout the entire process. The preconstruction services provided by Bimsontop are as follows:

  1.  Regularly tracking and reporting design errors and anticipated construction risks.

  2.  Providing regular comparative analysis results of as-built data obtained through photogrammetry or scanning and BIM data. This digitizes and accumulates evidence data for progress tracking and quality control, which were previously done manually.

  3.  Proactively providing quantities and details at a level usable for contractor procurement.

Pre-review of Design Errors Based on Integrated BIM Models Across All Trades

· Design and constructability review based on integrated BIM models,
   including MEP
· Volume review of equipment spaces through visual confirmation of
  trade-specific clashes
· Minimization of design errors through pre-review to maximize efficiency
  during the construction phase

Based on our experience in providing integrated BIM consulting for all trades, we preemptively identify and consult on design or physical clash errors in architecture, structure, and MEP trades. This allows us to detect design errors in advance and take preemptive actions to modify designs or establish countermeasures to prevent issues at the construction site. Design errors or clash situations are provided in a report format that includes 3D models and images that allow the client or stakeholders to easily understand the original design documents. Additionally, these issues can be viewed directly on the BIM model through a lightweight proprietary web viewer, eliminating the need for separate BIM applications.

MEP design, in particular, is performed after the architectural and structural designs, and the actual details are finalized during the construction phase. Therefore, proactive review during the design phase is crucial. We systematically report potential issues from a design perspective, such as clashes with major structural members and the volume of installation spaces required relative to the physically needed volume.
